What This License Is
A Georgia Property license lets you sell coverage protecting homes, buildings, and personal property against loss — homeowners and dwelling property coverages, commercial property, inland marine, and flood in Georgia. It is issued by the Georgia Office of Commissioner of Insurance and Safety Fire.
Licensing runs through the same process as every Georgia producer line — the difference is the focused Property exam.
Exam Options & Format
The Property exam is Property Agent (Series 12-GA-03): 90 total (80 scored + 10 pretest) questions, 2 hr, $67 per attempt. Passing standard: 70%.
Georgia also offers the combined exam (Property & Casualty Agent COMBO: 135 total (125 scored) questions, 2 hr 30 min, $67), which licenses both lines in one sitting. If there is any chance you will sell casualty products later, the combined exam is usually the better value.
Can you get licensed in Georgia?
The bar to start is refreshingly low. You need to be at least 18 years old and either a Georgia resident or have a Georgia business address.
Georgia also runs a character review — a license can be refused for grounds listed in O.C.G.A. § 33-23-21 — which is exactly why the fingerprint background check exists. Nothing to do here but be honest on the application.
The 16-hour P&C course
Georgia requires 16 hours of approved pre-licensing for Property & Casualty — structured as an 8-hour Property course plus an 8-hour Casualty course. Pass the provider's proctored final at 70% and you get a Certificate of Completion valid for 12 months.
You need that certificate in hand before Pearson VUE will seat you for the exam.
TESTivity recommends [Achievable](https://app.achievable.me/study/insurance-property/purchase#a_aid=getthelicense) to satisfy your Georgia pre-licensing requirement. Achievable is an approved provider, its insurance courses were built by the same subject-matter expert behind TESTivity, and completing the Achievable course earns you the certificate of completion Georgia requires.
One important distinction: TESTivity is not an approved pre-licensing provider in Georgia and does not issue certificates of completion. The TESTivity learning tools and study packages will absolutely help you pass the exam — but treat them as a supplement to your Achievable course, not a substitute for it.

Booking your exam with Pearson VUE
Reserve online at the Georgia Pearson VUE page or by phone at (800) 274-0488. Book at least 24 hours before the date you want — there are no walk-in exams.
You can test at a Pearson VUE center or, in most cases, online with OnVUE remote proctoring. Either way, get there (or log in) 30 minutes early and bring two forms of current signature ID — the primary one has to be government-issued with a photo.
Fail it? You can rebook the next day, but you'll wait 14 days to retest after the first and second attempts, and 60 days after the third and any further attempts. There's no cap on total attempts.
What it costs, start to finish
Pre-licensing course: roughly $100-$300 for the 16 hours, provider-dependent.
Exam: $67 per attempt to Pearson VUE.
Fingerprints: about $30-$50 at IdentoGO.
License application: $100 plus $20 processing through Sircon.
First-try total usually runs around $290-$540.
From passing score to active license
Passing the exam is the milestone, not the finish line. Apply for your Property & Casualty Agent license online at sircon.com/georgia (NIPR also works). The state license fee is $100 plus a $20 processing fee.
Two attachments trip people up, so handle them up front: a notarized Citizenship Affidavit (GID-276-EN) with a copy of acceptable ID, and your electronic fingerprints through IdentoGO. Submit the Sircon application first, then register to fingerprint at ga.state.identogo.com/ata.
If your packet is incomplete, OCI sends a single deficiency notice and gives you 60 days to fix it. Miss that window and the application closes and the fee is gone — so upload everything the first time.
Keeping the license active
Georgia agent licenses run two years and expire on the last day of your birth month. Because of that, your very first license term runs anywhere from 18 to 29 months depending on when in the year you're licensed.
Continuing education is 24 hours per 2-year cycle, with 3 of those in Ethics, for anyone licensed under 20 years. Hit the 20-year mark and it drops to 20 hours (still 3 Ethics). Professional designations like your CLU, ChFC, or CFP cut the requirement further.
Renew through Sircon or NIPR. There's a 15-day grace window after expiration (with a late fee); past that you're into reinstatement.
